Spring Property Maintenance: What To Check Before Storm Season

Spring is a good time to take a closer look at your investment property and address small maintenance issues before Queensland’s storm season gets underway.

Heavy rain, strong winds and storms can quickly expose problems that may have gone unnoticed during the drier months. A blocked gutter, overhanging branch or minor roof issue can become a much bigger—and more expensive—problem when severe weather hits.

For landlords, a little proactive maintenance now can help protect the property, reduce the risk of avoidable damage and keep the home safe and well maintained for tenants.

In our routine inspections and communication with tenants, these are the top 5 things we're looking out for:

1. Gutters, downpipes and drainage

Checking that gutters, downpipes, stormwater drains and other drainage points are clear and functioning properly.

2. Roofs and external areas

Looking for any obvious signs of damage, deterioration or areas that may need further attention before storm season.

3. Trees and overhanging branches

Checking for dead, damaged or overhanging branches that could pose a risk to the property during strong winds or storms.

4. Outdoor areas and loose items

Making sure outdoor areas are clear and reminding tenants to secure furniture, pot plants and other loose items when severe weather is forecast.

5. General Maintenance concerns

Keeping an eye out for smaller issues that could become bigger problems if left unattended, including leaks, damaged fixtures, blocked drains or signs of water ingress.
